01 — What real-estate crowdlending is

Many savers, one brick.

Real-estate crowdlending — also called mortgage-backed peer lending — is a funding model where hundreds of people lend small amounts to a developer or owner who needs capital to build, buy or refurbish a property. In exchange, the borrower repays the principal plus a fixed interest rate over an agreed term.

In Mexico, this vehicle operates under the Law to Regulate Financial Technology Institutions (Fintech Law). Mxrepist is registered before the National Banking and Securities Commission (CNBV) as a Collective Financing Institution, authorised to operate the debt modality with real-estate collateral.

Unlike buying a house on your own — which requires down payment, deeds and months of paperwork — here you are a lender, not an owner. You receive monthly interest or a lump sum at maturity, your investment is backed by a first-lien mortgage on the property, and you can diversify across dozens of projects with small tickets.

Hard collateral

Every loan is backed by a mortgage filed at the corresponding Public Registry of Property. If the borrower defaults, the property answers for the debt.

We never lend more than 70% of the commercial appraisal of the property. This protects your capital against fluctuations in the Mexican real-estate market.

Sign up and verify your identity

Complete the online KYC with your INE, CURP and proof of address. The process takes less than seven minutes and complies with the anti-money-laundering obligations set by Mexico's UIF.

Browse projects originated by our committee

Every listed opportunity has gone through credit analysis, a commercial appraisal signed by a licensed valuer and full legal due diligence on the property. You will see rate, term, LTV and use of proceeds.

Lend from MXN $1,000

Electronically sign the loan agreement and transfer from your bank. Your money sits in a segregated trust account until the project is fully funded.

Collect interest and principal

You receive payments according to the project schedule — monthly, quarterly or at maturity — straight to your bank account. Everything is logged in your dashboard with tax receipts ready for the SAT.

Founded in Mexico City, built by Mexicans.

Mxrepist S.A.P.I. de C.V. was incorporated on 15 November 2023 before Public Notary 89 of Mexico City. Our corporate purpose is to operate an electronic collective financing platform under the debt-with-real-estate-collateral modality, authorised by the National Banking and Securities Commission under article 15 of the Fintech Law.

We are a team of 34 people — credit analysts, licensed valuers, corporate lawyers and engineers. Our credit committee includes three professionals with more than twenty years of combined experience in Mexican development banking: two former executives of Sociedad Hipotecaria Federal and a lawyer specialising in real-estate trusts.

Every peso you lend travels through segregated accounts at Banco Actinver under an administration trust. Neither Mxrepist nor its shareholders can dispose of your money: it is only transferred to the developer once the project is 100% funded and all precedent conditions are satisfied.

What people ask before lending their first peso.

What if the developer does not pay me back?+

Every loan is secured by a first-lien mortgage on the property. If the borrower defaults for more than 90 days, we start mortgage-foreclosure proceedings through external law firms and, once the asset is auctioned, we distribute the recovered amount proportionally among the lenders of the project. Historically we have recovered 87% of the principal in default cases.

Do returns pay taxes in Mexico?+

Yes. Interest income generates a withheld income tax between 0.5% and 35% depending on your tax regime. Mxrepist issues withholding certificates (CFDI) at the end of each fiscal year for your annual filing. Consult your accountant for your particular situation.

Can I withdraw my money before maturity?+

Loans have a fixed term and cannot be unilaterally cancelled. However, we operate a secondary market where you can assign your position to another registered user, subject to counterparty interest and a 1% fee.

Is Mxrepist protected by the IPAB?+

No. IPAB protects bank deposits, not investments. Crowdlending operations are not deposits guaranteed by the federal government. We are however under direct supervision of the CNBV and the Fintech Law, and your funds travel through a segregated trust at Banco Actinver.

Do I need to be Mexican to invest?+

You must be a Mexican tax resident with a valid RFC. Foreigners with permanent residency and a Mexican RFC can also participate after completing an enhanced KYC. Politically exposed persons are not accepted without a specific opinion from the compliance officer.

What is the minimum and maximum ticket?+

Minimum MXN $1,000 per project. Maximum 6.7M UDIS per year per individual as set by article 20 of the Fintech Law. Exceeding that requires the experienced-investor classification.
